I performed a job in 1997.
I described lots from the south(3)
Then a few years later I described lots from the north(3). Don't ask why . . . but I did.
ANYWAY, the original deed of all the property is correct.
All the deeds from the south are correct.
The first 2 deeds from the north are correct.
Somehow, during a brainfart, the south line of the third lot from the north was held parallel to it's north line(shouldn't have been). and this south line encroached into the next lot south a few feet.
I discussed this with the owners about 8 years ago, but he wanted to take care of it "later". I've done more work for him since, but "later" just never came.
Now he wants to sell the property that encroaches on this older property and I'm trying to think of the best way to resolve the issue.
I've never done this before and I know a deed of correction can be made when the seller of the property signs off with the buyer.
But, since everyone's on board and the owner's okay with whatever process will work, I wonder if there's a relatively "quick" and easy way to remedy the erroneous deed of record(to him)?
Any ideas?
